The $250 Drive-By Appraisal is good for those clients who need a ballpark value range in a hurry and are interested in a low fee and want a more in-depth report than the basic Desktop Appraisal, but do not require the Full Appraisal. This appraisal is usually completed in 24 Hrs. The appraiser interviews the owner by phone regarding the interior, updates, layout, etc. The appraiser then inspects the property from the public street. Data regarding the age of the home and the square footage is usually obtained from county records and/or prior MLS listings.

The report is delivered to the client in a two page PDF report that provides a value range, not a single value estimate. For example, the Drive-By Appraisal might indicate that the value of the house or condo is between $285,000 - $295,000. 

As we do not physically come inside the home, we have some unknowns. We do interview the owner by phone when available, however, this is still a somewhat limited appraisal.

This report serves those interested in a quick professional opinion of value in a range. This is not suitable for most mortgage transactions, or legal matters. 

This propduct is for "normal" properties only located within the KC metro area. This is not the best choice for large, complex, highly custom, and/or unique properties. Please order a Full Appraisal for these properties.
