The $100 Desktop Appraisal is good for those clients who need a ballpark value range in a hurry and are interested in a low fee. This appraisal can often be completed in 4 Hrs. The appraiser interviews the owner by phone and completes the entire assignment in our office.

The report is delivered to the client in a one page PDF report that provides a value range, not a single value estimate. For example, the Desktop Appraisal might indicate that the value of the house or condo is between $175,000 - $200,000. 

As we do not physically drive by the property or come inside, we have many unknowns, such as the condition and level of quality and updates. 

This report serves those interested in a quick professional opinion of value in a range. This is not suitable for mortgage transactions, or real estate purchase transactions. 

This product is for "normal" properties only. This is not valid for large or complex properties. This includes properties in the upper price brackets, properties on acreage, or any other custom piece of real estate. Please consider a Full Appraisal if you have a unique or custom property.
